What services do you offer?

How do you clean windows?

With a water-fed pole: purified water, a soft brush on the glass, and a rinse that sheets dry. Most houses around Belfast and Lisburn are cleaned from the ground — no ladder on the house.

How often should windows be cleaned?

Every 4 weeks suits houses on main roads or under trees, every 8 weeks suits most estates, and every 12 weeks is enough for sheltered properties. The instant quote prices all three. You are not tied in — stop after any visit.

What if I am not happy with a clean?

Tell us within 24 hours and we will come back and re-clean. No argument, no extra charge. That covers the window clean itself — if something was missed or the glass is not right, we put it right.

Do you clean the frames and sills as well as the glass?

Yes, and it is included rather than charged as an extra. The brush takes the frames and sills along with the glass. Conservatory roofs can be added to the same visit.

Why do you use pure water instead of a squeegee?

Tap water carries dissolved minerals that dry on the glass as spots and streaks. We filter them out, so the rinse dries invisible with nothing to wipe. There is also no detergent film left for dirt to stick to, which is why pure-water windows stay clean longer.

What does window cleaning cost?

The instant quote is for an average-sized house of the type you pick. A typical three-bedroom semi is priced on that page. If the property is bigger than usual, or has a lot of extra glass, we will get in touch with an updated price before anything is booked.

Do you clean windows in the rain?

Yes. Rain is clean water, so it does not undo the work — the glass has already been rinsed with purified water and dries the same way. We only stop for high winds, which make a long pole unsafe.

Do you pressure wash roofs?

No, and neither should anyone else. High pressure strips the granules off concrete roof tiles and can force water up under the laps into the roof space. We use a stainless steel rotary surface cleaner that sits flat against the tile, then apply a biocide treatment that kills the remaining spores.

How long does a roof clean last?

The clean keeps improving for several weeks after we leave, as the biocide kills off the remaining growth and it weathers away. How long it stays clean depends on how shaded and damp the roof is — north-facing roofs under trees regrow faster than open, sunny ones.

Will cleaning my roof block the gutters?

Cleaning a roof brings a lot of moss down into the guttering, so we clear the gutters and flush the downpipes afterwards as part of the job rather than as an extra.

What is soft washing and why does render need it?

Soft washing uses low pressure and a cleaning solution that kills the algae, rather than force. Render, pebbledash and painted masonry damage easily under a pressure lance — the surface blows off, water gets driven in behind, and on silicone or K-rend finishes it destroys the water-repellent layer.

Do you offer residential and commercial pressure washing?

Yes, and commercial is a big part of what we do. Driveways, patios, paths and yards for houses; car parks, loading bays, service yards, forecourts, bin stores and unit frontages for businesses, plus cladding and building elevations by soft wash rather than high pressure. How do you price pressure washing?

By what is actually there: size and type of surface, how dirty it is, and whether joints need re-sanding afterwards. Send the address and a photo or two and we will price it from that — nobody needs to call round first.

How do you price gutter clearing?

By the number of sides, plus garage, extension or conservatory if you have them — for an average-sized property. One or two sides start at the same base price. How do you keep the work safe?

We work from the ground with poles wherever we can, wear the right PPE, and complete a method statement and risk assessment before larger or commercial jobs. Public liability cover is £1,000,000.

What are your working hours?

Monday to Sunday, 8:00 am to 8:00 pm. Weekends are often used for larger or commercial jobs — say what suits you when you enquire.

Do you have insurance?

Yes — public liability insurance to £1,000,000 covering residential and commercial work.

What payment methods do you accept?

Cash, card on a machine, and bank transfer. You pay after the work unless we agree something else for a commercial account. Most window-round customers set up Direct Debit before the first clean — card is fine if you prefer.

How much is window cleaning for a three-bedroom semi?

£19 a clean on a 4-weekly round, £24 on 8-weekly and £27 on 12-weekly, with frames and sills included — for an average-sized three-bed semi. Terraces are less and detached houses more. Do I have to commit to a regular round?

No. Most people go on a 4, 8 or 12-weekly round because it works out cheaper and they stop having to think about it, but we also do one-off cleans before a house sale, after building work, or when a property has sat empty. There is no contract and no notice period — stop after any visit.

Do I need to be at home when you clean the windows?

No. The work is all outside and done from the ground with a pole, so most customers are out when we call. We just need to be able to get to the back of the house, so leave side gates unlocked if they are usually bolted. You get a message before we come.

Do you cover my area for window cleaning?

Window cleaning runs on rounds, so we only take it on where we already have one going or are building one. Put your postcode into the window cleaning quote tool and it will tell you straight away whether your area is covered, being built, or not on the round yet. Every other service we travel for.

Can I have the conservatory roof done at the same time as the windows?

Yes, and most people with a conservatory do. The roof panels, frames and the conservatory guttering can all go on the same visit so the whole glass line matches rather than a clean house with a green conservatory beside it.

How much does gutter cleaning cost in Northern Ireland?

Ours start at £70 for one or two sides of a house, including flushing and checking the downpipes rather than charging that separately. Three sides is £105 and four is £140. A garage or extension adds £15 and a conservatory £10.

How much is it to clear the gutters on all four sides?

£140 for a standard four-sided house, with the downpipes flushed and checked as part of it. Add £15 if there is a garage or an extension with its own run, or £10 for a conservatory. The instant gutter quote works it out in under a minute.

How often should gutters be cleared?

Once a year suits most houses. Somewhere under trees, or anywhere the wind funnels leaves against the roof, is better done twice — usually late autumn once the leaves are down, and again in spring after the seeds and blossom. If water is running over the front edge in heavy rain, they are already blocked.

What is the difference between gutter vacuuming and someone going up a ladder?

A vacuum works from the ground with a camera on the pole, so nothing leans against your gutters and nobody is up a ladder on your property. Ladders rest on the guttering itself, which is what cracks brackets and pulls runs out of level. It is also faster, and we can show you the inside of the gutter before and after.

What is the difference between gutter cleaning and gutter clearing?

Will pressure washing damage my block paving?

Not when it is done at the right pressure with the right head. What does cause damage is a narrow lance held too close, which scars the block face and blasts out the kiln-dried sand in the joints. We use a flat surface cleaner for the bulk of it, and re-sand the joints afterwards so the paving locks back together.

Does block paving need re-sanding after it is cleaned?

Yes. Cleaning takes the old sand out of the joints along with the weeds and moss, and paving left unsanded starts to shift and sink. We brush in fresh kiln-dried sand as part of the job. Concrete, stone and tarmac do not need it.

Can I get the windows and gutters done on the same visit?

Yes, and it saves you money because we are only travelling and setting up once. There is no instant price for a mixed visit though — the online tools price windows and gutters separately, so send the address through the quote form and we will come back with one figure for the lot.

Is there a way to bring the price down?

Get more than one thing done on the same visit. Windows and gutters together, or a driveway and a patio at once, works out cheaper than two separate trips because we are only travelling and setting up the once. Do you take on commercial contracts?

Yes. Shop and office frontages on a set day so it does not interrupt trade, warehouse and factory guttering up to 70ft from the ground, plus yards and hard standing. Regular commercial rounds are invoiced monthly. Public liability cover is £1,000,000 and we complete a method statement and risk assessment before larger jobs.
