The first impression of a business gets made in the car park, not the reception. We clean the outside of commercial property across Belfast, Lisburn and the wider area — car parks and yards, cladding and elevations, guttering, frontages and glass — either as a one-off tidy-up or on a schedule that stops the site ever looking neglected.

Car parks, yards and hard standing

Bay markings disappear under algae, oil stains spread from the same three spaces, and moss creeps out from the kerb line until a car park looks like nobody is minding the place. We rotary-clean the surface, degrease the oil patches, and take the arisings with us rather than leaving a tide line across your entrance. Loading bays, service yards, warehouse aprons, bin stores, walkways and fire escapes all go in the same visit.

Cladding and building elevations

Profiled steel, composite panel, painted cladding and render all clean up well, but not with a pressure lance — high pressure drives water behind the panel joints and lifts coatings. We soft wash elevations with the correct solution at low pressure and rinse down, which takes off the algae streaking and traffic film without touching the finish or the seals. Most single-storey units and two to three storey buildings are done from the ground with no access equipment.

Gutters on larger buildings

Blocked commercial guttering is what turns into a water ingress claim. We vacuum gutters up to 70ft from the ground with a camera on the pole, so you get to see what came out and what condition the runs are actually in. Full detail on commercial gutter clearing.

Shop and office frontages

Glass, frames, signage and the entrance area, cleaned early or on a set day so it does not interrupt trade. Regular frontage rounds are invoiced monthly rather than paid on the day — see commercial window cleaning.

Maintenance schedules, not rescue jobs

Most sites work out better on a schedule: car park quarterly, cladding once a year, gutters once or twice depending on the trees around you. It costs less per visit than letting a site go and paying for a recovery clean, and the place never has a bad month. Tell us what you have and we will put a sensible frequency and a fixed price against each part of it.

Working on your site

Method statement and risk assessment before we start, public liability cover to £1,000,000, and out-of-hours or weekend working where access and noise make that the sensible option. Commercial accounts are invoiced monthly.

Who we work for

Factory and warehouse units, retail and hospitality premises, offices, schools and colleges, and letting or managing agents with a portfolio of sites to keep on top of. A recent example is Hazelwood College in Newtownabbey — every roof on site cleared from a cherry picker when the profile meant poles could not reach.

Hazelwood College — cleared from a cherry picker

Every roof on this Newtownabbey school needed clearing — long runs packed with moss, and in places grass and weeds rooted in the silt. We worked off a cherry picker rather than walking the roofs, so nothing fragile was stood on and the car park stayed open around us.
