Crumlin has a good deal of newer housing built for people commuting to Belfast or working near the airport, sitting alongside older rural property on much bigger plots. The newer estates tend to want regular window rounds and driveway washing; the older places tend to want gutters, soffits and render work. We do both on the same run, so it is worth asking about everything at once.

Open aspect towards the lough

Once you are out past the village towards Lough Neagh the ground opens up and the weather gets at the buildings from the west. Windward walls, gable ends and exposed PVC take the worst of it and discolour unevenly, which is why one side of a house can look years older than the other.

The Glen and the tree line

Properties backing onto Crumlin Glen and the wooded ground around it get the same problem as Ballinderry — gutters filling with leaf litter every autumn, and heavier moss on the shaded side of the roof. If you are up against the trees, plan on clearing the gutters before winter rather than after the first blockage.
